Realistic timelines. SEO takes months. Good web design takes weeks, not days. Anyone promising page-one rankings in 30 days or a production-ready website in a week is either lying or cutting corners that will cost you later.
Case studies with real numbers. "We helped a roofing company grow their business" is not a case study. Ask for specific metrics — traffic growth percentages, lead volume changes, ranking movement on specific keywords. If they can't show you evidence, assume they don't have any.
Someone you can actually talk to. You'll be in this relationship for months. The person selling you the engagement should be roughly the same person managing it, or at least directly involved. Agencies that have a talented salesperson and then hand you off to a junior coordinator aren't giving you what you paid for.

- Guaranteed rankings. Nobody can guarantee a specific position on Google. Full stop.
- 18-month contracts with no out. We've inherited clients who were locked into long-term agreements with agencies that went silent after month two. A confident agency shouldn't need to trap you. Six months is a reasonable initial commitment — enough time to see real results without leaving you stuck.
- Pricing with no explanation. There's a difference between an agency that offers a clearly defined product at a set price and one that gives you a vague monthly number with no breakdown of what's actually included. Ask for a scope of work. If they can't produce one, that's a red flag.
- Vague reporting. If the monthly report is a PDF with traffic charts and no explanation of what moved, why, and what's next — that's a problem.
